Who this page is for: renters who have bought or received the first apartment, duplex or villa they own in the Eastern Province. If your question is about how much more furniture a bigger home needs, see apartment to villa moves. Newly married and furnishing a home for the first time? See newlywed home moves.
Before the move: inspect the home before the furniture goes in
Our most important advice for a new owner: do not move in until the home has been inspected and anything that needs fixing is fixed. Once furniture is inside, repairing leaks, wiring or floors becomes harder and messier. Check with the seller, the developer or a qualified technician:
- Water leaks in bathrooms, the kitchen and under basins.
- Switches, sockets and lighting in every room.
- Doors, windows and their locks.
- Floors, tiles and paint, photographing any existing defect before the move.
Once the inspection is done, set the moving date after repairs or finishing are complete, or arrange short-term storage if your lease ends before the home is ready.
Line up your lease end with the handover
Many first-time owners fall into one of two traps: paying an extra month of rent for nothing, or having to leave the rental before the new home is ready. To avoid both:
- Know your lease end date and the move-out and handover conditions.
- Know a realistic date for the new home to be ready (power, water and repairs).
- Leave a few days between the two if you can, so you move calmly, then clean and hand back the old flat.
See end-of-lease moving for more.
Protect the new finishes
A new home means floors, paint and doors without a scratch yet. On moving day we protect walkways and tight corners, avoid dragging items across the floor and plan the route in before starting. See protecting floors and walls during a move. Because we do not use an external hoist, we measure stairs and doors in advance and dismantle large pieces before bringing them in.
Old furniture and new furniture
| Item | Common decision | What we suggest |
|---|---|---|
| Furniture from the rental | Some moves, some is replaced | Decide before the inventory so the truck size is right |
| New furniture from a showroom | Arrives the same week | Schedule it after the old furniture is in, see new furniture delivery and assembly |
| New kitchen | Usually fitted before moving in | Move kitchen contents after fitting, see kitchen packing |
| Extra children's rooms | Each child gets a room for the first time | See kids' room moving |
Tip: sketch a simple floor plan of the new home and mark where each large piece goes before moving day. It saves moving furniture around inside the house a second time.
Work the new home needs that is not part of moving
A first owned home often needs work that is outside a furniture moving service, such as installing air conditioners, hanging curtains, extra plumbing or electrical points, and wall-mounting TVs. This is technical work best agreed with qualified technicians, and ideally done before moving day, because working in empty rooms is easier and cleaner and keeps dust and scratches off your furniture. A simple order works well: repairs first, then technical installations, then the move, then the new furniture.
After the move
We assemble beds and wardrobes first, then the other rooms, and help place large pieces according to your plan. To unpack quickly, see unpacking after a move. We move across the Eastern Province, including Dammam, Al Khobar and Al Ahsa.
